I've said it before, and I'll say it again: those black metal panels do NOT look like they're just some insulation layer waiting for a veneer. They have a textured finish to them, and they actually look rather nice up close.
Unfortunately, I think we better start getting used to this blank black wall.

The building is too skinny to have anything other than an offset core, meaning one of your principal (long) facades will have to have a wall with elevators directly behind it. It seems they decided that since the only full view they'll be able to get of the building is from Province Street, they must keep that facade clean of such utilitarian concerns and put it on the alley side, even if said alley side is in fact the (much) more visible face.

I'm stunned that this project was approved with that monolithic black wall. There are a myriad of ways that the effect of that expanse could have been mitigated or disguised. I suppose the appearance might improve in the next few weeks, but it doesn't look promising.

I assume the wall is blank because it is along a property line and therefore isn't allowed to have windows? Unfortunately the only way it will get covered up is if its neighbor block is built out to the same height. What's on that neighboring property now?

Better, they should have called John Portman. For some, a daily ride in a scenic elevator, with a view of the Common, Beacon Hill, and Back Bay may justify the cost of a condo there. It certainly would have enlivened the facade.

As blank walls go, though, they did a good job on this one. What do I mean? They are installing this nice paneling over it. Here in NY most condo towers with giant blank walls just get a lick of paint.

This building is turning out to be one of the nicer ones built in this city this decade, which is suprising and somewhat sad considering how underhyped and publisized it is....
they also did a good job of balancing the glass and large brick so it looks truly modern unlike the nearby Millenium Towers where the glass isn't defined enough which makes he towers look much older than they are

I have a unit under agreement at 45P. They are saying May, 2009 for my unit. I am on a lower floor, and I think those are expected to be done first. They are doing pre-sales and have been for quite a while now. The sales office is next door to the Omni Parker House. I suspect that they will be unable to sell most of the units that face the Omni Parker House and Tremont 90 before the building is completed. Those units have a wall about 9 feet away from their windows so the potantial buyers will really need the distraction of fancy kitchen and bathrooms to not be bothered by that. I think the total number of units is around 130.

CM, I agree with you; the units facing the Omni are less-appealing. I know I would never buy one without seeing it in real life, face-to-face (or should I say, wall-to-wall). Nor would any of my clients, I expect. Tough sell on that side.
If you get above the 14th/15th floor, you get all the views you are looking for. Nothing lasts forever, however; With the proposal for the corners of Brimmer and Washington, even those views may be blocked.
