Agree with some of the above sentiments, but wasn't the plan for one of the 3 proposed buildings always to be office.

If 2 out of 3 go office = bad.
If 2 becomes office to capitalize, and 3 flips to res/hotel = same as original plan, or close enough.

Spent 20 mins looking for an open coffee shop in the Seaport on the way home Sunday. All closed - at 3pm - including the Starbucks at the convention center Westin.

Forget 24 hours - we'll be lucky if this 'neighborhood' is open more than 5 days a week.

Agreed, which is why there needs to be at least some sort of residential portion, because right now it's just office/residential.

In fairness, you're talking about a neighborhood that's still under construction. If everything closes at 3 10 years from now, we'll have a problem. I'd reserve judgement until then though.

Based on this letter to the BRA, it looks like the building under construction now was originally supposed to be office and was flipped to residential, so ostensibly, this request would restore the office component that was part of the original plan.

So this request may not be inconsistent with the original master plan, but I would hope going forward, that we don't see any net losses of parcels slated for residential. We're definitely skewing officer/commercial right now.

Kendall Sq. 2.0

It would be nice to have more residents, sure, but if the Boston area had two Kendall Squares that would be two more economic engines than most cities. If it is the home of the next Biogen, Facebook, or Zipcar then I don't really care if they also have a bed in the same hood.

Omg NEVER go to that one. The prices are legit nearly doubled. A grande hot chocolate and a bacon, egg, and cheese cost me $11. She told me the price after she grabbed my gold card and swiped it. Nearly had a heart attack. It usually costs $6.61.

But your point is an important one. It's difficult to find common amenities after hours and on the weekends in the Seaport.

There's a sbux in the renaissance hotel lobby...and there's already 1 residential building at pier 4, along with waterside place, and the mass port parcel is slated to be residential+hotel, fan pier, 315 on A, D street flats, and park lane js already there. There's a fair amount of residential in the seaport, what they need is more retail/amenities. High end restaurants + bars, dunkies and 7/11 don't cut it.

You can't even get a haircut down there.

But your point is an important one. It's difficult to find common amenities after hours and on the weekends in the Seaport.

Same for the financial distrtict, the starbucks near PO square closes at like 5:30 or 6 I think, which doesn't work for those nights that I work late. Large coffee shops should be required by law to be open till at least midnight.

I've mentioned this before, and I know there is a lot of complications with elevators & MEP's, but with large swaths of space opening up (ie. price water house moving to the seaport vacating somewhere around 15 floors of 125 High), these should be repositioned as residential, this seems like the easiest way to rapidly introduce residential to the area.

I'm definitely excited for this one, in fact, of all the projects currently under construction, I think I'm most excited to see what this one will turn out to be.

I'm sure this has been said somewhere on archboston before, but I wish when developers released renderings of potential buildings, they could also somehow release a plug-in to Google Earth showing what the 3d image of the building would look like. That way when I'm scanning Boston in Google Earth I could see how these new projects would fit in context with their surroundings. I'm not sure it would have any value other than allowing me to see how pretty it will look next to its neighbors ;)
