The ground floor looks good, mostly retail space I think.

The rest of it? Eh, we'll see. The massing is... unfortunate. It will need to be a lot better in real life than what we see in the rendering. Going to be tough to pull a rabbit out of this particular hat.

A classic bait and switch.

There are two good things about this development:
1) There is now something - housing, buildings, people, retail - where before there was nothing;
2) The row of old buildings on Canal Street was preserved.

Other than that, the architecture that was created (as opposed to preserved) would be pretty poor even in The Worst Cities on Earth (Baghdad, Caracas, whatever cities may be in Guatemala, ... you get the picture).

I seem to recall the term "office park on 128" used quite a bit in reference to the initial renderings.

This version looks like it belongs in a city. And not Baghdad. Come on...

There are two good things about this development:
1) There is now something - housing, buildings, people, retail - where before there was nothing;
2) The row of old buildings on Canal Street was preserved.

This is extremely orientalist and generally racist. The biggest reason why these cities are failing as well is because of American imperialism either either economic or militaristic.

This building is pretty ugly but to compare it to places that conveniently are not to talk about how ugly it is is extremely offensive.

This might be even worse. You take insult with the comparison not because it is racist but because it is too offensive to the building.

Seriously, dude? He was referring to the fact that Baghdad has been ruined in multiple wars and ruled by a dictator who built ugly public housing blocks and other authoritarian-type structures. Same with Caracas. It has not one thing to do with race or culture. If culture was the determining factor, Baghdad in particular would be gorgeous and a target for emulation by cities everywhere.

This was the most interesting, but the massing was weakest where it should have been strongest. They never did a rendering looking northwest across the Greenway to reveal the weakness.

The front of this reminds me of the live Zinc building in north point...and everyone seemed to love that.

This is going to be fine. I really just wish they had done a larger setback- that's one hefty, unbroken wall, and I don't think the balconies/insets do nearly enough to break it up.

I agree. The facade has depth. The massing is also much more appropriate for a city rather than that office-parky looking one during the Greenway Center phase. The first iteration from 2005 was nice with all those varied materials and roof heights, but you rarely see that kind of intricate massing anymore. It's a nightmare for constructability and practicality. Low roofs are always the first to get VE'd.

NOTE -- please specify which 128 ERA -- are we talking:
  • 1960's 1 or 2 story cheap box with few windows in front and sea of parking -- factory -- few left -- mostly being replaced
  • 1970's 1 or two story brick with more windows most parking in back -- factory & office -- being renovated into office or biolabs
  • 1980's 2 to 3 story minimalist brick, long window strips, relatively well landscaped -- office / R&D -- e.g. Kiln Brook on Hartwell in Lexington
