Three developers join effort to redevelop Quincy Center.

Three separate projects totaling nearly $100 million were unveiled to the public Tuesday, the latest sign that Mayor Thomas Koch’s vision to redevelop Quincy’s stagnant downtown may be nearing reality. The new projects include a 15-story luxury apartment building, two luxury condominium buildings, a hotel and ground-floor commercial space.

Koch has since revamped the city’s approach to redevelopment – tackle each block individually and partner with multiple developers – while retaining his overall vision to make Quincy Center a more attractive place to live, shop, dine and work in.

A wiser path both in terms of risk management and urban design.

Having the word "luxury" attached to all three proposed buildings seems a bit much for the area. Maybe it just means that word doesn't mean what it once did.

Luxury seems to mean "New" now.

The article comments really paint the process behind this whole thing as greasy Koch politics. He needs to be replaced ASAP, Quincy deserves better. The hotel proposal, a decent size tower, is bottom of the barrel POMO. I'd rather see nothing built than this kind of cheesy shlock.

Are you seeing renderings other than the ones on the article? How can you tell? Not disagreeing that Quincy deserves better leadership, but this isn't prime market for housing development. Unfortunately you get lesser quality buildings. It's the whole Back Bay/South End developments versus Alewife.

Three separate projects totaling nearly $100 million is a long way from the original $1B value of the project, but it's a good start. I wonder what happened to the other $900M.

Are you seeing renderings other than the ones on the article? How can you tell? Not disagreeing that Quincy deserves better leadership, but this isn't prime market for housing development. Unfortunately you get lesser quality buildings. It's the whole Back Bay/South End developments versus Alewife.

Don't need to see any further renderings than the ones in the article. The hotel will look like a 15 story Cheesecake Factory, all chicken wire and plaster cheapness. Just about any new construction in Alewife (and most of it is average or less though 603 Concord is terrific) would be a big design improvement over all 3 of these proposals.

Being a city center with lots of bars, restaurants, multi modal red line station, city hall, high school, etc. Etc. Etc. Should set this area and expectations well above alewife. Definitely should be as or more desirable a place to live than alewife.

The tower or suburban block in the park treatment of each rendering really hurts. Any kind of context besides rising out of a bunch of grass with pretty trees would lend a bit of reality and urbanity to it. But like most small cities around here, everything in them is designed for suburbs. Even when they attempt to go urban.

Alewife is like a traffic wasteland with a whole foods...Quincy center should easily be more desirable. It suffers from lack of brand name while alewife clearly benefits. As soon as Quincy and Malden can rebrand themselves you will see real estate skyrocket. Somerville is an example of this and I think east boston is starting to come into its own. Roslindale also has potential.

These 3 projects as well as west of chestnut will surely get the ball rolling...bars restaurants will follow and become destinations. There's a cool bar with a roof deck in Quincy center that I heard is awesome.

As much as Alewife sucks design wise, it's still in Cambridge which means it will always be a more desirable place to live than Quincy. You're a short train ride from every Red Line hot spot and can even walk or bike easily to a place like Davis Square, which is way more happening than Quincy Center will ever be. Plus TJ's and Whole Foods right there is pretty damn convenient, along with a number of other practical retail. Nice parks too although the train crossing provides a barrier to enjoying this in many parts.

Not to bash Quincy or anything, it's a nice place that has potential to be a whole lot better but that Red Line trip to Boston is long and it gets old. I don't see it as anything other than a nice bedroom community where you might occasionally venture into the city. Living in Alewife though you can do it every day.

It looks nice, and has been jumping every time I walk by it. Looks too spend for my tastes though. I'm a half door or clash of the ash person if I'm in Quincy.

Good insinuation. I could rephrase. But, no need. I go in them after work, and normally gone we'll before 5he evening crowd rolls in. I would stop in the ash after a long day working and enjoy good banter with the bartender (usually someone on a 3 month stay from the old country) or a nice conversation with a visiting Irish family. There would typically be 8 people in the place. Similar at the half door, during the early evening it's Good music and some weird local characters (usually older but quite a bit over 19). Decent cheap food, and usually the Bs game on.

I like places that still remember what a pub is. If I was 19 I might be across the street at the stadium.

617 -- Sommerville started its renaissance as spillover from Cambridge -- in fact there are plenty of streets where Somerville and Cambridge are divided by some arbitrary line in the middle of a street or between two houses

Quincy and Malden will at best be able to claim to be the next [part of Medford down by Mystic Ave.]

I actually completely agree...that's how it started. I was just ranting about other places and their potential.

There are two good sized parcels of land in the North Quincy area (on West Squantum near Newport Ave) that have pending sale sings up. I am wondering what's going in there. Both parcels are in prime locations for some condos.
