Seaport Square (Formerly McCourt Seaport Parcels)

This looks like Syracuse's downtown area. The only difference is that the SB Waterfront has some glass and brick while Syracuse has shit stained dark brown buildings everywhere.

Alright, we've know what the seaport is, and what it's going to be for awhile now. You whiny bitches need to quit regurgitating the same condescending shitty comments about every project being built...We get it.

Nobody yet has made a comparison to Syracuse, NY. I'm the first!

I don't think this has been posted here before ... these are renderings of the new hotel planned to go up on the lot next to the Barking Crab.

Envoy Hotel
Boston, MA
The project will consist of a new 100,000 sf, 6-story high-rise,136-room hotel located at Parcel A on Sleeper Street. The hotel will also include a basement level and roof deck level. The ground level of the hotel will include the lobby areas, kitchen and dining, two function rooms, a visitor’s room, restrooms, and general support spaces. The programming has indicated three different floor plates for hotel rooms; floors 3 - 5 will be typical, the 2nd floor will include an exercise room, and the 6th floor will be a slight variation of floors 3 - 5.

I like the neo-modernism of it, but 12 stories would be perfect there. Especially in light of the hotel room shortage.

The cheap elevation is... eh... not so appealing. It reminds me of suburban homes where you have a brick facade hiding 3 sides of vinyl siding.

I like it we need variety here. We cant have every single parcel have a 10 story block on it or the skyline is going to be completely flat. I like that the glass faces all sides that will be visible, and the regularly cladded side will be blocked by vertex. This will be a great addition, and we already knew from previous renders that we were getting a small building here. This will create a graduated skyline from this and the court house.

Vertex will not block the cladded side. Ther cladded side is on Sleeper St.

The top rendering, showing the Crab, is a bit imaginary as it shows a stream of taillights coming off the Northern Ave. bridge. No rendering of the Seaport Blvd side.

The top rendering also shows a low rise on the east side of Sleeper St.

The economics of building on, essentially, a mudflat may dictate practical height.

+1

I'm excited for the coming density. Skanska is getting going on Watermark Seaport very soon too, there is a construction schedule meeting for the neighborhood concerning both it and PwC bldg on Sept 4. Letter to community said 17 story main building plus a 6 story structure by Q Park for the Watermark.

In the first rendering posted by Mike - is that a park going into the parcel between Northern Ave and Seaport Blvd?

The hotel's height will add variety to the neighborhood and its still substantially taller than the Barking Crab.

Wasn't the barking crab supposed to be developed too? Or is this it?

The barking crab was originally included by Hynes in the original Seaport Square plan even though he did not own it or talk to the owners ahead of time.

He got his wrist slapped.

The Crab has not been in any plans for 6 or so years.

You have the chicken and egg thing backwards there, bucko.

Menino's pals need to quit regurgitating the same condescending shitty BUILDINGS.

If you want to continue to shuffle your feet and ask Hizzoner, "Please sir, may I have some more", then that is YOUR prerogative.

this is typical Archboston, Fan Pier doesnt haven enough variations in roof height....... now this one has to be the same height as fan pier, and its right next door

The fault in your thinking is presuming any of this is about reality and not people looking to out snob each other.
