South Huntington Ave Infill and Small Projects

38 units and ground floor retail to replace parking lots next to Wok n Talk near intersection with Huntington.

I give the design a 6/10. Would have preferred something EITHER a bit more traditional OR a bit more edgy. This is noticeable but bland. Anyway, it doesn't matter. Build it.
 
I've always thought this intersection (Huntington/South Huntington) could benefit from this type of investment as it's convenient, transportation wise. This development will have an E line stop, #39 bus stop (among other busses) and a short walk to the D line (5 minutes) in Brookline village. Also a block from Route 9 and J-Way.
 
There used to be a cool, really old house on that back parking lot that was demolished about ten years ago... Like legit old, it may have been downright historical... That stretch of S Huntington being one of the oldest roads in Boston.

thx - i actually checked last night and it doesnt look as clearly ancient as i remembered it, but i still seem to recall reading somewhere that it was legitimately old - it certainly mustve at least predated the apartment buildings on that stretch, but those arent much more than a century old, I dont think.

I hope this new development caters to reasonable urban people who wont start bitching and moaning about what are essentially the ONLY late night establishments around - Joseph's and Wok and Talk...

Building itself is guaranteed to be precast and hideous, unfortunately.. JP (other than the other recent S Huntington abomination) has been spared of this horrid style thus far. Although, technically, and truly, this corner is in Mission Hill which is Roxbury, not JP... regardless of what the realtors and newcomers say.

Wrong neighborhood and wrong zip code. The neighborhood and zip code don't even match, with 02116 being Back Bay.

(the real zip code is 02130, JP, even though this is Mission Hill to most)

I really hope someone can prevent this from becoming yet another plastic facaded monstrosity. The height is fine, could even go higher (the brownstones/brick apartments on the j way are tall)...
 
This site should be a case study for affordable housing. Put a 20 story building there.

While this is a developer driven project. The designers are good folks and will get the best they can out of this project. Dont be too down on what you see. This is hansomely massed and has good potential.

Stay calm. The AB curve of expectations has yet to play out.

^ cca I trust your input usually but the images above are highly suggestive of some very cheap materials. The massing is fine although I'd be fine with an abrupt rise in height and don't know why we can't put a tall building next to a short one. In Boston, the degree to
which the taller portions always set back gets ridiculous much of the time... Hiding the "sin" of height... But we'll see here. The stuff happening uphill has been so godawful I remain cynical.
 
Couple of things:

1. I propose to meld the 161 Huntington thread into this one. It's a fairly large project, but I think it makes more sense to keep all South Huntington material in one section given it's a single corridor and we definitely dont need single pages for every new project that comes online here.

2. Speaking of corridor, South Huntington Corridor Study released by BRA for anyone interested; supposedly they just this month updated the zoning but I dont see that reflected in the document or anywhere on their page: http://www.bostonredevelopmentauthority.org/getattachment/ab568032-681d-49e4-9c25-c68d6078a1b1
 
Serenity is set for June 2017. I believe the Goddard project is still in negotiation.
 
When we went to tour Olmsted Place the nice lady showed us a two-bedroom on the south side of the building. I looked out the window and asked, "Is that housing," and she responded, "Oh, that's the Goddard House," with no other information offered.

I think a more-appropriate and honest answer would have been, "That's the Goddard House; they might build apartments there or a Stop and Shop. No one's quite sure."
 
How was her answer dishonest? I'm pretty sure it is still goddard house.
