Re: Residences at Kensington

Hmmm. I thought we were over the EPA parking cap? I wonder which other parking lot(s) will be closing when this one opens? Too bad the green feds aren't asking these questions!

How does the cap work? Is it citywide? If so I'll assume the temporary loss of parking in SBW more than covers what will be 'temporally' added here.

Re: Residences at Kensington

According to the Globe of 4/26/08, the city routinely exceeds the cap of 35,000 commercial parking spaces. The article goes on to quote an Inspectional Services official as saying the city has no idea how many spaces there are. Would be developer Kevin Fitzgerald of Fitz-Inn parking lot fame states he has no fear of being cited for exceeding his licensed capacity. An EPA official as much as admits to rolling over and playing dead on enforcement.
A couple of points, here. 1) The article is so recent that it must take into account the loss of the SBW parking when calculating the overages. 2) If you really wanted to bust balls, you could bring a citizen's environmental lawsuit under federal and state law to enforce the cap.
A preservation group that wanted to make a landmark gesture could take on the owner of the "Mumble-Inn" parking lot in such a suit. It would be a shocker to duh Mayah, and it would dampen the profitmaking potential of demolishing buildings long before their (most likely unworthy) replacements are ready to be built.
CLF, where are you?

Re: Residences at Kensington

Ha ha, that's so true. CLF? Paper tiger? Shame on them.

Re: Residences at Kensington

When are they having the sand castle contest?

Re: Residences at Kensington

I see a new "Waterworks" in the offing. Large striped tent with bar. Loud music: lots of Shabba Ranks, Peter Tosh, Soup Dragons, Bob and Ziggy. Palm trees and exotics planted for the warm season. Volleyball. Bathing suit contests (no grape smugglers, please!) and misting stations.

Include an "All College Girl Review". (Whoops, sorry, wrong decade there.)

You could set aside Tuesdays for a "Jimmy Buffett Nite" for the Polident and Viagra crowd.

Call it "Mumbles Beach".

Re: Residences at Kensington

Sounds like my kinda place, Toby (except Tuesdays).

Could we have a Mumbles dunk-tank? Three balls for a buck, proceeds go to the Sal DiMasi Legal Defense Fund.

Re: Residences at Kensington

Sure! Toby digs it! And we could have a special "no balls for a buck/going into the tank" just for BRA officials.

Re: Residences at Kensington

What's bizarre is they seem to have semi-permanently closed the sidewalk.

Re: Residences at Kensington

Weird. Would they close the sidewalk if they were going to build a parking lot? It doesn't look very level either.

Maybe the Kensington developer removed the basement and foundation from the design to cut back on costs!

Re: Residences at Kensington

Any update on this? I'm very nervous. A "temporary" parking lot is very very scary. Very.

I am now wondering if its going to be a construction staging area. such as for Filenes. That could explaon the fence, and the stone base.

Re: Residences at Kensington

I am at secrecy not to give to give too much information. There are some specific reasons why there has not been any updates, but what you are seeing is in fact prep work for the new building.

Re: Residences at Kensington

Toby's colleague, Gina, models stone taken from "building site". No sand castles to be made from this stuff.

Classic Toby. Hopefully its not 'Hey please your boss and get on a website babe, come on its fun and you know you want to do it...Check out this website'

Re: Residences at Kensington

No, I'm sure Toby is an equal opportunity employer....seriously, clearly top notch, but still kinda funny.

Re: Residences at Kensington

So is the rendering on page 6 of this thread still what we're getting. That's a nice looking proposal.

Cause they, the builders, realize that it is waaaay to short for such a great location. That they are revising their plans for a spectacular, 40-45 story highrise equaling 1 Franklin in height and will be one of Boston's most architecturally stunning!?
Yup, I know, I have issues.

Gina says "Hi!" to Suff.
