Academic Building @ Suffolk U | 20 Somerset Street | Beacon Hill

Frankly I don't know which looks worse, the rendering or the actual build.
 
I don't think the building in the renderings is bad at all. I really like the panels in the renderings. Notice they are 2 stories high and have a really nice consistent textured pattern to them. I think they emphasize the verticality of a rather short building nicely.
 
The MDC was a gem. This current building should be demolished today. Go back to an empty lot and rethink everything.

There should be some sort of rule that if you get rid of a historical building like this, you should have to put something at least twice the size of the old one in its spot. This building is an underwhelming piece of shit.

The original proposal was a 31-story tower (see the first few pages of this thread). It got NIMBY'd down to this.

I know I just went back through it. It looks like the 2nd proposal included saving the old building and adding floors on top.

I have to think that with the new mayor, any upcoming project that got NIMBY'd to death should reassess and come back with something even bigger than the original proposal!

It's worth noting this is located outside of the beacon hill historic district and the accompanying strict design review process. Beacon hill residents objected to the plan to rehab the old MDC building because Suffolk wanted student housing there. They dug in their heals and got this piece o crap foisted on them.
 
Ok, feel free to call me crazy, but I am kind of in love with the precast panels here. They are just so strange and different. Some weird cross between Art deco, op art, and minimalist sculpture. They are so kitschy, but so sleek and modern at the same time. They just keep me fascinated because I have never seen anything like them before. They don't belong at all and that's why I love them.

Kind of reminds me of the near by Mass Teachers Assoc building on Ashburton Place.

Perhaps interesting as a piece of abstract art viewed in isolation, although reasonable reasonable minds may disagree even as to this point. In regard to urbanism , it is not a positive contribution

Worst New Development 2015?

Not only did we knock down a decent looking prewar building, but the replacement's no taller and certainly less handsome.
 
The panels are just interesting enough to inch me towards an overall positive - IF this had been built on an empty lot. But in this case what we are getting is so clearly a major downgrade that there really are no positives worth speaking about.
