Allston-Brighton Infill and Small Developments

I've heard rumors of something brewing there but it's still a ways off.
 
Rumor also that 1354 comm - which property includes over 50% of that block - is looking into development....

Principals of The Grossman Companies, Inc., of Quincy, Mass. and The Waypoint Companies of Boston this week announced the purchase of a 0.70 acre land site that has been permitted for an 80-unit, $26 million apartment complex in Boston’s Allston neighborhood. Closing on the property, located at 61-89 Braintree Street, occurred on January 22.
 
Mystery partially solved: Penniman Road condos have been held up to do toxic waste "remediation issues". Or so they say.

In related news, developer Marc Resnick wants to change them to rentals and also is about to propose a 313-unit complex of 4 buildings on adjacent sites (including the existing approved 53 units). Apparently he bought most of the rest of the block along Penniman and Braintree. Current plan is to make one of the new buildings be condos and the rest rentals.

Sad to learn that the 40 Malvern St project is knocking down a two(?) family house on a nice corner lot for surface parking :(

They shouldn't be. They agreed to build a park in its place.

International Bikes stated "IBC has permanently closed our Brighton store and sold the Brighton property to a private developer."

Looking into it, appears they sold to Samuels & Associates. They bought not only the storefront, but the 3 family out back that goes with the parking at 41 Gardner.

Not sure if anything interesting will happen, but taking over Budget next door as well would make for a nice plot of land.

Lists address as 89-95 Brighton Ave. Don't want to read too much into it, but Budget's address is 95 Brighton Ave. (IBC was 89 Brighton Ave).
 
Yes, they have taken over the Budget Rent-a-car and intend to redevelop the entire plot.

A Cambridge firm is proposing to build 138 apartments and 8,000 square feet of new retail space at the site of a longtime bicycle shop in Allston, a project cast as answering Mayor Martin J. Walsh’s call for more middle-class housing.

The Eden Properties project is proposed for 89-95 Brighton Ave. and 41 Gardner St., which are listed as contaminated “brownfield” sites, according to documents filed with the Boston Redevelopment Authority yesterday.

“Allston Village is an important neighborhood that can benefit from a new mixed-use residential project that embraces a range of price points,” Noah Maslan, one of Eden Properties’ principles, told the Herald. “The project will improve an existing brownfields site, expand residential opportunities, enliven the streetscape with ground-floor retail and encourage alternate forms of transit.”

For 45 years, the Brighton Avenue site was home to International Bicycle Centers, which closed in January. Eden Properties’ filing says its project will “further the goals of the Boston 2030 Housing Plan by creating new housing for Boston’s middle-class workforce.”

Property is owned by Eden Brighton-Gardner LLC. You can find them in Mass Corp Database at:

If you click on view filings, then look at the pdf for their application for registration, you find they are owned by Eden Properties LLC. This company is in the Mass Corp Database at:

On that page, you'll see their Address is at Samuels & Associates.

So, I just think its Samuels & Associates with a different name and separated by two LLCs.

The Market St one could turn out icky, but it will make an very icky stretch hopefully less so... I hate Market St... it really is just awful from top to bottom, aside from the Irish Village.
 
Upcoming proposal for 32 units / 41 parking spaces (using stackers) at 15 Brainerd Rd. Currently a surface parking lot (bit of a narrow lot).

I stand by my belief that those 3-5/6/7 story brick/masonry, 1880-1920s-era apartment buildings in the Fenway, Allston, Brighton are my hands own favorite style of building in Boston. I also love seeing gaps filled in, hoping this gets off the ground.
 
Do you have any other info on this? Is there a PNF or meeting scheduled yet?
