Wow, that image really shows how things are filling in and how well the removal of this garage may play out for us. Are all those renders inserted in the image actually approved?

The image also shows how ripe City Hall Plaza is for redevelopment. What a cavernous pit.
 
Probably not the smaller towers but they are all being built. They've stayed consistent though. City hall definitely needs to go. That land is extremely valuable and could easily recoup the costs of a rebuild. They need to link the street grid back together and auction off the plots. This should have been in the discussion a while ago.
 
and while they're at it, how bout the same treatment for the Government Service Center to the right of the new Congress St. Garage/Bulfinch Crossing. I'd recommend bulldozing that monstrosity first.
 
10000% agree...service center is so much worse than city hall.
 
I do like that this development is very dense with multiple towers and low rises.
 
I was in there last week they're getting it ready to take down the half needed to construct the apt tower, and new exit ramps, inside they just have certain area's blocked off, moving utilities etc., nothing major going on yet ;(

I was under the impression that they could construct the apartment tower without any prior demolition. Is this wrong?
 
I'm worried a tall residential tower will be stuck onto the garage, the economy will change, and we'll have a massive garage and a massive, boxy tower.

Has anybody seen evidence that they must take down any portion of this garage to build the (less attractive) boxy residential tower?
 
The earlier plans clearly showed the tower being built onto the existing garage, and then subsequent plans to demolish parts of the garage and wrap other parts of it.
 
Is the Cesar Pelli building the one on the right in these in the picture upthread?

It is and no it did not change. It's just from a different angle. Pelli's renders showed the dramatic sleek sweeping front, but in reality the sides are quite wide, almost like the Hancock.
 
Its taken from the side but its also a downward perspective from like 800 feet in the air. The towers not designed to be iconic from that angle. Upward viewing angles from the waterfront and greenway are what people are going to see and are where this tower was designed to look good from.

they are redoing the inside of the garage in order to make the residential tower and future buildings work. There is no requirement to change the garage for the residential building. From the outside the garage will be the same (except for the corner blocked by the residential building).

they are required to take down the garage over congress before occupying the office building. If they changed construction order (due to the economy or other) and constructed the 3 buildings on the east side of Congress after the residential building, there is no 'requirement' to remove the garage but its not physically possible to construct that side without removing the garage so there is no need for a requirement. Grey area (to me anyway) is if they constructed the 2nd residential building on the west side before the Pelli office building.
 
Yes, a portion of the garage is being reconstructed as part of this phase. It sort of has to since the tower will be occupying a portion of what was the garage.
 
Theyre going to have to build the columns, core (if it has one), elevator shafts...etc in that part of the garage.

Based on renders that portion also requires the part of the garage to the East of and above Congress St. to be removed as the base wraps around the garage.
