May be just talk but a friend who works in the area said he heard Wynn bought the Gateway property and intends to build a golf course. I'm not sure how considering the land is heavily polluted. It coukd be just talk...
Anyone here who could verify?

No info on golf/Wynn, but I don't think pollution would be a stopper: the Gateway property is fully-capped: the reason you drive uphill to get to Gateway's parking is that the whole site has something like 10' of capping dirt. The retaining walls and slopes are all the edge of the dirt cap.

If this is true, it really shows Wynn's commitment to making this a real entertainment and travel destination - it's not just about gaming. I think that's very positive - from a city marketing, tourism and maybe even a graduate-retention perspective.

But... I'd always visualized Gateway emerging as a mixed-use mirror to Assembly. Between those two and what I've always hoped would be an extended Station Landing across the Wellington parking wasteland, you'd have a great urban moment - a "mini-city" at the confluence of the Mystic and Malden rivers, with a ton of potential there. Guess that was always a bit of a pipe dream, though.

That's my point EVERETT Transformation is for REAL--- LUXURY ENTERTAINMENT DISTRICT. This is probably what the SEAPORT should have really became.

Start buying Everett residential Real estate at WILL.. Expect big money to roll into this area now.

WYNN sees a very strong market across the Board in Boston for all sectors:
College
Biotech
TECH

Now he will be the Entertainment venue.
Imagine Menino and the BRA gave prime waterfront property away--

A deal would make a lot of sense for both Wynn and the owners of The Gateway Center (assuming the prophets of doom about the demise of big box stores are correct). Strike while the iron is hot and all that.

It would ease the traffic scenario or WYNN could divert traffic away from that area to a point. That area is a clusterfuck

Bottom line whatever WYNN says EVERETT politicans will do whatever he wants.

Talk about being in the right place at the right time. WYNN is going to make a lot of Everett Landlords very rich.

Wynn's money for improvements in the area is to be paid over something like the next 10 years.

Gateway, being shopping, is not a "rush hour" trip generator so much as it is an all-day Saturday trip generator. If apartments ever do get added, they'd be rush hour problem.

Golf course? Practically ideal from a trip-reduction standpoint.

If the rumor is true of taking out Gateway for a golf course, then that would suck. Big box stores are big box stores, but those stores has been useful to me. A golf course would absolutely not for me nor for most Bostonians save for a few jobs and the few enjoying using it.

I'm pretty sure more are served with the stores than a golf course, so I hope this is false.

As far a big box stores go, it's not a terrible selection using the conventional wisdom of Target >Walmart, Costco>Sam's Club, Texas Road House>Applebees. Not high bars to hurdle, I know..

The rest of the stores are hit or miss. (i.e. I prefer Lowes to HD, but not by much, is DSW better than Famous Footwear?, TGIF =< Applebees, etc...)

Here's some literature on the Good And Bad of Casinos to the Local Realty Market.

RE the golf course: that sounds like rumors/conjecture. The Gateway Property is not even close to large enough for an 18-hole golf course, and given Wynn's willingness to convert his Vegas golf course into Wynn Paradise Park, I can't see why he'd want to put a golf course there... middle of an urban area, adjacent to a subway station... that's just stupid.

If Wynn does purchase the Gateway property, then I imagine it would be to add hotel rooms in the future. Given the scale and investment of this whole project (approaching $3 billion), it's perplexing that this development falls short of 1,000+ hotel rooms. The Wynn & Encore resort in Vegas has 4,750 rooms by comparison.

I'm not that confident that WYNN is able to buy the Gateway Plaza. I believe that Plaza is successful and WYNN would definitely have to pay serious premium.

What if Boston relocated the Convention center towards this area right between Assembly, Wellington and the Casino. Any thoughts?

1.) The area "right between Assembly, Wellington, and the Casino" is the Mystic River. Are you proposing some kind of floating/pontoon-based convention center?

2.) Why on earth would the municipality of Boston, which enjoys annually the benefits of hundreds of millions of dollars from having conventions within its boundaries, ever agree/desire to relocate its convention to another municipality and lose that huge amount of revenue/tax base?

3.) For that matter, how on earth could one municipality even propose, from a legal standpoint, that it would graft a convention center onto a separate municipality? Would Somerville have any say in that?

An idea or a thought (hear me out)

If the convention center needs to expand why not try to plop it down near wynn casino and on top of the orange lines? The seaport can reuse that land for more housing or parks.

If wynn is buying up the entire area and if he is able to buy the gateway plaza why couldn't he relocate Boston Convention center around that area if there is a enough space. Even The old Everett GE area? Near Boston coach

It's just an idea since wynn seems to have a bigger vision for Everett than just plopping a casino then walking away. I believe he has a grand plan for this city.

Just not sure if there is enough space. Then Boston should not be asking for the taxpayers to pony up more money for the expansion that's why.

Well, the MCCA runs a convention center in Springfield too, so theoretically they could move their main center anywhere they wanted. They wouldn't of course, but they could.

A few thoughts:

1) Aren't less and less people golfing now than ever before? Why would you spend millions to acquire property for this reason? Why not start a rumor he's bringing in a dog track instead? :rolleyes:

2) Last time I checked, its cold and rainy 6 months a year here. If he's purchasing land near his casino, its to expand the casino eventually and for no other reason. Casino owners aren't altruistic people. They're businessmen. Nothing wrong with that, but lets view the guy's actions with clear eyes.

3) Putting the convention center in Everett is completely absurd. It works fine where it is with the neighborhood building up around it.
