The Residence Inn in Charlestown has had the highest occupancy rate in the city the last two years. A lot of "medical tourists" stay there. The GM (a friend) told me he sometimes gets paid several weeks in advance in all cash. Not ideal to have $20K in cash behind the front desk, but it's a good problem to have.
I'm guessing this hotel will benefit from the same type of clientele given proximity to Longwood.

^^ I believe "medical tourists" have been the target demographic with this project all along and that the Residence Inn is intended as a long-stay hotel. So you're right; it will do very well in the Fenway, and hopefully beckon a few additional imitation long-stay hotels.

And frankly I wouldn't complain if the massing and aesthetic used on this project became the standard for the rest of the Fenway neighborhood, or even across Allston/Brighton, Roxbury, and JP for that matter.

This will do really well with that. Trilogy currently has lot of 'medical tourists'. I think they have a deal with Childrens for some of the rooms. Either that or there is a lot of sick foreign kids/adults running around that building. It will be interesting to see if Boylston area gets a big major brand hotel there with all the development coming.

I would love to see more buildings in the 6 to 10 story range go up in the Fenway, Allston/Brighton, and Roxbury areas and I really like how this looks. It has mutliple sections that are delineated by a change in material it creates a good streetwall. The wall of the building has decent recessing of the windows to provide interest and it looks relatively pedestrian friendly.

A rate snapshot can be misleading, so you'd need to review the annualized proforma as to whether the hotel is viable. There is considerable rate fluctuation in the course of a year, depending on demand. Vacancy rates change vary, January through March being pretty horrendous, with rates correspondingly lowered.

Residence Inn's are nice. The rates about the same as a Marriott Courtyard and less than the full service Marriott, but you get a little kitchen and free breakfast and they sometimes have a manager's receptions in the evenings with free beer and wine and food, which you can basically make a meal of. (No, you do not get "local flavor" and I understand staying at a chain hotel is beneath some people. I get it, you're better than me, please save your comment.)

Anyway, in addition to "medical tourists", I'm pretty sure the Red Sox will be happy to put up their players and staff there during the season if the hotel is willing to make a deal with them.

Nearly every Marriott in the city is booked this weekend, including this brand new one! For the hotels that have some rooms left, rates are $549! Insane!

Sounds to me like whomever is responsible for the site is not a local, and is simply ignorant to the facts.

FWIW, I walked past the hotel again this evening and noticed the sign is underlined by an LED strip that changes color every two seconds. Definitely brightens up the street a bit more, which is great I suppose.

$30 to Logan is about right from this location.
