Can someone clarify something for me since I'm no longer in the state (or the US for that matter). Is the state still having its referendum on gambling? If so, this whole thing might be shot down by the people in the end.

If the Urban Ring were built and the Green Line ran over this bridge, with commuter rail/freight being shifted a few feet south onto a new bridge, then you could pack the tracks off to one side and open up a safe fenced-off sidewalk on the existing span.

F-line, if this were to eventually happen, and there were a green line UR stop here serving the Casino and Gateway Center, would passengers just walk over the commuter rail tracks south of the UR ring tracks? Or would there be some overpass built as part of the UR station so passengers didn't have to cross the RR tracks?

Overpass.

But let's assume for argument's sake that that overpass is going to be built anyway. The back of the Gateway parking lot is already propped up on a modest hillside. You don't have to incline very much from there to get over the tracks then ramp down onto the casino side. So it's a fair bet that the spot where that fenced-off maintenance vehicle grade crossing is will get an overhead walkway built right when the casino opens, at reasonably low expense. That much is a safe bet you can reasonably plan around being there in 5 years or whenever the grand opening is.

And then, if we ever live to see the day the Urban Ring stops at the casino...you just graft a ramp up onto that pre-existing footbridge and you're in business with full station access from both the Gateway and casino sides. No extra fiddling required above the commuter rail/freight tracks.
 
Probably bizarre that this was one of my first thoughts after Everett won, but I wonder what impact the casino (assuming it*happens) has on the capped Gateway Center big boxes.

There is currently a decrepit underpass under the Newburyport/Rockport line that leads from the Costco parking lot to the Monsanto site. Certainly the planned improvements include extending parks and paths from the Gateway side to Wynn. That makes it very tempting during peak traffic to use the Costco parking lot as defacto spillover parking. Drive over on 16 and park at Costco. Avoid the mess by Sullivan Square entirely.

Certainly Costco would police their lots after hours and tow. But it would be a big hassle for them as folks try to literally sneak in the back door. Personally, this is how I will get there (by bike) once the new bridge is installed over the Malden River at Rt 16.

Eventually though (10-20 years scope) the Gateway Center could be reimagined as a second hotel or extension of the shopping experience. It certainly has much better river views than the Monsanto site. Great opportunities for kayaking, motor-boating, etc.

So. Maybe long, long term, the whole Gateway Center gets blown up and rebuilt as another Assembly or Admirals Hill (where Mary O'Malley park is). Throw in the commuter rail stop we've all dreamed up and you've got yourself a viable little riverfront community there.

Course it would take a herculean effort to clean up that area and you'd have a lot of big boxes that invested a lot of capital. But hey! Integrate those sorts of businesses with commercial and residential. It's not outside the realm of possibility. And maybe it could be done incrementally.

Why not dream?
 
^ Replace Commuter Rail stop with the Urban Ring and you've got yourself a dream! ;)

Add a ped/bike connection to Assembly, and its ready to go.

(The ped connection to Wellington will be getting better when they replace the current Mystic bridge, which is in the budget for these next 5 years.)

Assuming the casino happens, Everett should be looking at Gateway and thinking about mega tax revenue.

Presumably, Everett has some - probably quite a few - liquor licenses to spare. I don't think a late night entertainment and hotel district in spitting distance of the casino, with no neighbors or neighborhood to speak of, is in any way out of question.

Yes, the "design" is mine, although there's really no design to it aside from a few lazy textures. It simply points out that if you can engineer the bridges, you have a direct straight-as-an-arrow connection through the site from Wellington to Wynn (about a half mile, or ten-minute walk) through which you can overlay a very dense development.
 
Alright! Just curious if something was on a developer's radar or just on yours. I think it's a great idea.
 
Does anyone know if a contractor has been selected to build the Wynn casino? I work on the construction management side of things. I'm about to finish a temporary position, so I've been looking for career opportunities. I would absolutely love to work on this project. I can't think of a project I'd be more excited to go to everyday. Does anyone know who will be building it?

Quite doubt they'll be hiring at any point until day after election day when they know the results of the casino repeal ballot question. Would be pointless for them to take any applications sooner than 6 weeks from now when they know their fate.
 
I have no idea as to the design team (if there is one even) on the Wynn casino.
When it was MGM or whatever early on, I knew the team working on Suffolk (well I was part of it then). No idea what's been developed other than preliminary planning and a few renders. I'd assume at least a overall architect is on board and some civil engineer.

Anyone know who's doing this? Local? A/E firms anyways.
 
In a couple videos I've watched, Steve Wynn claims that they do all of their design work in house, from the ground up... including on this project. He said he does it this way because it allows them greater control of the project and because they're "committed to getting it right."

It definitely makes sense that they would wait before going full bore into the project. I would think it's likely to not be repealed. I'm dying to work on this project. I'm guessing it will be Tishman, Suffolk, or maybe Gilbane?
 
I know that Wynn has reached a PLA with all the major local trade unions. They're calling it a $1.6 Billion project according to the story I saw about the unions.
