Malden + Melrose Infill and Small Developments

I love the renderings on the Point 180 link of the people stuck standing on the islands in the middle of Eastern Ave. and Centre St. because it is so realistic! I lived nearby many years ago and would walk through there several times per day going to and from the T. Crossing that overbuilt intersection was usually quite a challenge!

"The 18 single family cottages along Hospital Road replace the nurses building and the old power plant. The 72 condominiums and 224 apartments are in one building shaped like an “E” that utilizes the footprint of the existing main hospital buildings."
 
That one is embroiled in some serious NIMBY lawsuits last I heard.
 
Long time lurker, took some pictures from Malden Center and one from the little noticed but large "Rivers Edge" development going toward Wellington. Not sure why Malden is able to get development that looks urban and contextual, and the high profile projects in Boston are so awkward and random.

Hydrobus -=- Rivers Edge is a classic example of Massachusetts Politics inaction [that's the correct spelling]

I was there when the whole thing started as "Telecom City" -- planned around 1995 to capitalize on the burgeoning Telecommunications Technology industry [aka the DotCom/Telecom Bubble]

The Pols from Medford, Malden and Everett got together with some small amount of Federal $ for a study of conversion of a toxic waste site [circa WWII] into a multiphase Telecommunications Industry complex which would house everything from R&D and teaching to the "Advanced Manufacturing Facility" -- goal to employ up to 10,000 people

Of course from the perspective of the 3 Mayors they didn't want any housing -- all of the 10,000 workers were either Blue collars living in the 3 communities or white collars commuting on I-93 from the burbs

The full build-out was to feature a "Telecom Blvd crossing the Malden River on a fancy bridge and some park land

Of course by the time anything substantive [except for studies] materialized the Boom/Bubble had ended /burst and so the final disposition was to sell the project to a developer who renamed it Rivers Edge and built ..... :eek: surprise --- Housing along the Medford / Malden line

No sign of the 10,000 mostly Blue Collar jobs or anything Telecom -- especially no Telecom Blvd or Bridge over the Malden River

--And Nothing has been done so far with the larger piece of land on the other side of the Malden River which is mostly in Everett -- quite possibly waiting now for Casino related support facility development?

hmm, I remember hearing about that from back in the day . . . but that it kinda fizzled. Rivers Edge seems like more of an older suburban style apartment complex. The park is very pretty though, and I guess we have to welcome all new somewhat dense housing . . .

The stone wall does not seem historic. It is related to the U-Haul/self storage site next door. (*Which hopefully will be redeveloped someday, but probably not soon as it seems fairly new or recently redone.) I think its the kind of wall they store gravel behind.

Hydrobus -- River's Edge is ultimate manifestation of the Phase One development of Telecom City originally proposed with much fanfare in 1995 by the 3 cities of Malden, Medford and Everett and formalized by the Commonwealth establishing in 1996 the entity known as the Mystic Valley Development Commission [MVDC]

While still formally managed by the Malden Redevelopment Authority for the MVDC -- real development management seems to be by a single private master developer -- Preotle, Lane & Associates

In addition the other major change beside there being no talk of s Telecom Drive crossing the Malden River to the Everett parcel on a curvy bridge is that the idea of developing on the Everett side of the Malden River [170 of the 200 Acres] seems to have vanished into the mists of planning

The Woods Memorial Bridge replacement (now under construction) will have multiuse paths both under (along both shores passing under the bridge) and over (along both sides of the motorway)

(and if the Medford Branch RR is "pathed" as "envisioned" on the map above, it will likely go all the way west to the RR's current end near the Fellsway or Spring St.

The City of Malden sponsored by the City Council is conducting a series of Forums to discuss future Growth Management of the City of Malden and various related topics. As your City Councillor I ask you to consider participating in one of the events in order to have your voice heard on Malden’s future. The two forums to be held on the east side of the City are scheduled on the following dates and times:

Saturday, February 4th 10:00 A.M to 12:00 A.M. Salemwood School (Feb. 23 6:30 p.m. snow date)
Thursday, February 9th 6:30 P.M. to 8:30 P.M. Linden School (snow date February 16th 6:30 p.m.)

The sessions will be held in the school cafeterias and will start with a brief presentation and then break out into small groups for input on the strengths, weaknesses, opportunities and threats to the City’s future.
