The envoy in the seaport is the same. A fall is a fall, they're both pretty high up.

The skylobby lounge in this is going to be another huge asset to the every improving city.

Is this first picture just an interior rendering with the view from Top of the Hub photo shopped in the background? I mean, I know they're cracking down on drones so it may not be too easy to get an accurate image, but that's not what the view will look like from the skylobby at all.

Good eye. The view is way too high. The sky lounge is only on levels 15-16.

The Envoy roof is fantastic, good luck trying to get up there Thursday - Sunday from May through September. We really could use more outdoor drinking options in Boston.

Best bar in Boston. We need many more places like this.

The Envoy is five stories up. There is also a (smallish) ledge.

The greatest risk/liability is that a passer-by will be struck with an object (doesn't have to be a falling body) that originated from this terrace. If the terrace is not above a street/alley, the potential risk is substantially less.

With this relatively tiny space for the outdoor terrace, the minuscule revenue that would be generated probably makes the concept a non-starter.

And looking at data's markup of the facades bordering Dartmouth and Stuart streets, there is no terrace, given that the sun typically sets in the west.

They're also showing the Pru skydeck's view instead of a 15 story, closer to the Hancock view, so I wouldn't draw too many logic-based conclusions here.

I don't disagree with you on the need for more rooftop options, but there are loads of restaurants with outdoor dining/drinking.

Indeed. True story. Took wife to dinner on the ground floor here, across from the barking crab. Some dude dropped an open tin of chew tobacco from the ledge of the envoy roof bar, landed on my wife's back as we finished the main course. Just about ruined the night. Didn't hurt her more than the equivalent of bumping into something kind of rough, but the tobacco was f*king gross and got everywhere.

Yea that views obviously not going to be that high they were just making a render for sales purposes.

anyone seen what happened to this one?

ordinarily i wouldn't bump, but our 136m low skyscraper appears to have gone missing.

Welcome to AB....

announcing a 446' highrise might be going u/c is a 1st post worthy of praise.

Can I just point out the absurdity of learning that a project is moving forward from a hotel booking engine (rather than say the BPDA website). Development remains totally non-transparent in Boston.

Sorry to bump this thread for only minor news, but two little updates:

1) the hotel is confirming they will closing down for service after Nov 18th.
2) the development company has a project page up stating groundbreaking is
"expected in early 2018"

https://noannet.com/projects/trinity/

This has been in the works for a while, so I will believe it when I see it. But, it does appear this project is slowly moving forward.

I threw this into the pike parcel/1 Dalton skyline rendering. I think it does help a little bit with the gap around the Hancock now that Copley place tower is gone.

I know its been beaten, murdered, slammed into the ground, picked up and beaten again... but if the Copley Place tower was going up the plateau would be almost non existent especially with these new towers going up. Also remember the back bay station towers are going up as well which are not shown here. It was all right there and ready to go but wasn't meant to be. Its unfortunate.

^No, I share your same feelings. Not to mention, it's such a huge void at the mall entrance, both in terms of skyline and urbanity.

I keep hoping and checking the Web each day to see if a developer is going to purchase the plans and build it.
