I don't think there's digging involved.

I'm not sure retail arcade will be a big hit from the start. There's not a lot of reasons to go there unless you're going to/from Charles River Park from North station. But it sets up redevelopment of Basketball City garage hopefully.

I live in a highrise in Tokyo with two balconies, above the 20th floor, and we rarely use them for anything other than drying clothes when it's not too windy.

Ours are more like enclosed verandas too with solid 4 foot walls instead of open fences like you see in that Chicago pic. When you just have a flimsy fence as a barrier, the balcony gets so windy that it's just not fun. You cant leave anything outside on a fence balcony.

+1 on keeping that aesthetic down in Miami too. It looks cheap and makes me think of half-empty towers in the park, with residents from other countries who are only there a quarter of the time.

atlantaden: It appears to be. That's the design included in the Notice of Project Change submitted by AvalonBay in 2012, the one with CBT listed as architect.

I'd prefer Miami keep its American monopoly on post 2000, terrible looking residential towers.....

+1 for me too... 99% of the time balconies look terrible, IMO.

Im happy that this is finally being built but I'm praying that the design gets changed to something better, that is one gross looking tower in an extremely prominent location. As boring as the old design was at least it wasn't stand out ugly like the new one.

Almomst every high-rise residential building in Toronto has balconies and the weather is not much different there than it is here. IMHO I like the look of balconies and if I were to pay millions of dollars for a high-rise condo I would want at least a small balcony.

I bet if they put blue lights on the top of this to match the garden and the Zakim it will look pretty nice at night

Yea I'm not sure why there's such absolute hate for balconies here. If you're living in an apartment with them, they can be great...especially when the weather's nice. My friend here was living in a pretty awesome penthouse before moving back to the US and we used his roof decks & balconies constantly.

They're not usually great for the architecture, but it can be done. Just look at Aqua in Chicago.

Balconies tend to be expensive to maintain in colder, maritime climates, which leads to higher assessments for the condo owners. Plus there is the insurance consideration.

Twenty Two Liberty is a beautiful building with balconies and I guarantee, those balconies will be an asset. Definitely becomes a very popular spot on a beautiful night. We lived on the 20th floor of a new building in Atlanta with a huge balcony and it got tons of use, both by us and when we had friends over. It was the first place that people headed for when they came into our condo. It's all a matter of taste but I wouldn't buy a high rise condo unit without a balcony

I saw this building in person, and believe it's possibly the most overrated tower in the history of the United States. The balconies are cool enough, but unless you're right next to the tower, the effect diminishes rapidly. The glass itself doesn't compare to the quality of, say, Millennium Tower. (at least the quality of the mockups) I think the best way to explain the look is "iconic on a budget".

The hate for balconies has nothing to do with their actual usage. It's completely based around the terrible aesthetics and cheapness added to the skyline. I consider most towers that extensively utilize them to be subtraction by addition.

For my favorite example, Miami's skyline in the 1990's used to be 1/3 the size and 3 times as nice as it is today.

I don't mind balconies either and I think it's a plus in terms of having one if you live there. I also don't see it making it less aesthetically pleasing. It's a residential tower, not an office tower and I don't understand why it is being called "cheap." I feel like that's a term thrown around a lot and the only time I apply it is if the developer is using literally cheaper material because they are too greedy to put something of quality up.

I like the depth that the balconies add to Tremont on the Common. I think it actually looks quite nice. The balconies are not ToC's problem in the slightest. The problem is the base which can easily be fixed, but is an issue for another thread.

Luckily no one has to worry about "buyers" not wanting to "buy" units in Nashua st residences bc...the whole thing is a rental apt building.

The balconies aren't the reason why this building sucks. If you remove the balconies, it will still suck. Actually, without the balconies, it would look even worse because then it becomes monotonous.

We're getting so off topic here, but if they completely redid that oppressive podium and replaced all the windows Tremont on the Common wouldn't be that bad.

Alternately, look to Vancouver...a city littered with high-rise balconies yet still manages to maintain a well-balanced skyline in an absolutely breathtaking location.

The issue with Miami is much less about balconies / architecture rather that there are so many towers now over the 500' mark. The skyline has lost it's definition. I'd say this is a fair tradeoff given just how dense and vibrant the core is becoming.
